  • The building will appear as two separate towers.
  • The 'western tower' will be 17 levels high, whereas the 'eastern tower' will rise to a height of 15 levels and 55 metres.
  • Articulation of the building as two separate towers provides verticality and lightness to what otherwise may have been a squat heavily grounded building.
  • The proposal also varies the appearance of each 'tower' by employing different curtain wall systems, and glass of different colour, transparency, opacity and reflectivity.
  • The podium of the western tower rises to exactly the height of the neighbouring Franklin Street apartment complex, and it will be matt glass, so the new building does not detract from the heritage building next door.
  • The majority of the tower will be set back 5.5m from street level.
  • The building is aiming to achieve a Green Building Council of Australia, 5 star rating in energy efficiency.
  • Amongst the green features employed will be louvred sun screens to the western and eastern façades as well as the conservation of rainwater, which will be used to flush the toilets.
  • The rooftop garden will feature native Australian plants.
  • The building will include 101 bicycle parking spaces.
